Our vision for Norton Canes

We are proposing a development of up to 420 new homes, helping to meet Cannock Chase’s growing housing demand by offering a range of options for first time buyers, families and those looking to downsize.

Beyond new homes, our vision prioritises the local environment and community. As part of the plans we will be investing in local infrastructure, such as education, healthcare, and roads, ensuring benefit for both new and existing residents. Additionally, we are committed to supporting local wildlife through the creation of new green spaces and habitat areas.

The site

Site location and masterplan

The site is located to the west of Hednesford Road, Norton Canes. Part of the site has been safeguarded for new homes in the emerging Local Plan. The remainder of the site sits within the Green Belt. Our commitment is to carefully design the development in a way that respects Norton Canes’ existing character, enhances the local environment and delivers a net gain in biodiversity.

Timeline

How will the project move forward?

We are in the early stages of bringing forward our plans. Below we have included an anticipated timeline of activity over the coming months and years.

Summer 2025

Consultation with the community commences.

Autumn 2025

Anticipated submission of a planning application to Cannock Chase District Council.

Winter 2025

Anticipated determination of the planning application by Cannock Chase District Council.

2026

Anticipated commencement of construction on the site, subject to planning approval.
