The northern part of the site has been safeguarded for potential future development in the emerging Cannock Chase Local Plan, while the southern part remains outside this safeguarded area. This means that any proposals will need to carefully consider the site’s planning context, balancing the need for new homes with local policy and environmental sensitivities.
Why has this site been chosen for development?
With Cannock Chase’s housing targets set to increase significantly under the government’s revised National Planning Policy Framework (NPPF), it is essential to identify logical and sustainable locations to help meet the growing demand for new homes. The site’s proximity to existing infrastructure and its strong connections to Norton Canes make it a suitable choice for future growth, supporting both housing needs and community development.
What infrastructure improvements will be provided?
We understand the importance of ensuring that new development is supported by appropriate infrastructure. As part of the planning process, we will work closely with Staffordshire County Council and Cannock Chase District Council to identify investment priorities. Potential contributions may include:
- Highways improvements to support the local road network.
- Enhanced walking and cycling routes to encourage sustainable travel.

Will there be affordable housing?
Yes. 35% of the homes provided will be designated as affordable homes, aligning with Cannock Chase District Council’s policy. Affordable housing covers a range of options, from discounted rent to shared ownership, all aimed at providing homes that are genuinely within reach for people living and working locally.
How will you manage the impact on traffic?
A comprehensive transport assessment will be undertaken as part of the planning process to assess potential impacts on local roads and identify appropriate mitigation measures. The site is well connected to the existing road network, and we are also exploring opportunities to enhance sustainable transport options, such as walking and cycling routes.
What will be done to protect local wildlife and green spaces?
We are committed to delivering a development that respects and enhances the natural environment. The proposals will include:
- A biodiversity net gain (BNG) strategy, to create more wildlife-friendly habitats are created than currently exist on the site.
- New green spaces and landscaping to improve the local environment.
- Sustainable drainage systems (SuDS) to manage surface water and reduce flood risk.
