Community infrastructure

Understanding and delivering local needs and priorities

At Bloor Homes we understand the importance of ensuring that new housing is supported by robust infrastructure. We want to reassure the community that investment in local infrastructure is a key pillar of our proposals in Norton Canes. Below, we have outlined a clear step-by-step guide to how this will be addressed.

Step 1

Assessing infrastructure needs

Prior to submitting a planning application, we will conduct thorough assessments of local infrastructure in Norton Canes, including roads, public transport, schools, healthcare and other essential services. This work will help us to ensure that our plans are well integrated into the local area without placing undue pressure on local services.

Step 2

Agreeing on infrastructure improvements

Based on our assessments, we will work closely with Cannock Chase District Council and service providers to agree the necessary improvements. Some of the ways we could address these include:

  • Contributing to local services

This could include funding towards the expansion of local schools and healthcare services in order to ensure that they are able to handle the additional impact arising from our scheme. The nature of this investment would be guided by advice from these organisations to ensure its effectiveness is maximised.
  • Improving transport links

Though the site is well-connected, we could enhance local roads. This might involve road improvements, adding traffic-calming measures and creating dedicated cycling lanes. We could also work with public transport providers to improve bus services.
  • Enhancing green infrastructure

The development could provide funding to improve existing green spaces or identify land onsite in order to create new recreation spaces for the community to enjoy.

Our conversations with service providers will also be informed by the feedback that we receive from the community during our consultation. Understanding what matters to the community will help us to positively shape these plans.

Step 3

Submitting the planning application

With a clear understanding of the required infrastructure improvements, we will submit a planning application to Cannock Chase District Council. This application will detail how we plan to address infrastructure needs.

Step 4

Planning review and decision

Once we submit our planning application, Cannock Chase District Council will review our application and our proposals for investment in local infrastructure.

They will also seek input from relevant bodies, such as the NHS, National Highways, and local education providers, to ensure all relevant considerations are properly addressed. Should the council or statutory consultees require any changes to the proposals, these will be discussed and agreed upon before proceeding.

Step 5

Implementing infrastructure improvements

Any approved plans will come with legally binding agreements on infrastructure funding, ensuring that this is provided where it is needed. The planning permission will set out clear trigger points for this funding, ensuring that vital local infrastructure improvements are made in a timely manner, directly benefiting the community as the development progresses.

Planned community benefits

Implementing infrastructure improvements

Alongside our infrastructure assessments and enhancements, we are proposing various other community benefits through the site’s development:

  • Delivering much-needed new homes for Norton Canes
Our proposals include up to 420 high-quality homes, addressing Cannock Chase’s growing housing demand. The development will offer a range of house types to suit first-time buyers, families and older residents, supporting the long-term sustainability of Norton Canes.
  • Respecting Norton Canes’ unique character and setting

We are dedicated to preserving and enhancing the local character of Norton Canes. Our plans include integrating green spaces, carefully designed landscaping and ecological enhancements. We will protect and enhance existing green infrastructure, create safe public spaces and deliver a biodiversity net gain, ensuring the development complements the area’s natural beauty.
  • Delivering a sustainable and future-ready development

Sustainability is at the heart of our proposals. The development will feature energy-efficient homes, sustainable drainage and green infrastructure to reduce carbon emissions and support Cannock Chase’s net-zero goals.
